After providing you with the data on the current market and your homes, value, we will discuss the best price to list. The marketing plan will discuss how we will bring your home to the buyers 24 hours a day using a variety of media. These plans are always customized to your specific needs.

                               Pre-Marketing

Competitive Market Analysis

A Competitive Market Analysis of your home will be prepared comparing your home with recently sold homes in the area. Factors such as the number of rooms, bedrooms, bathrooms, interior square feet, lot size, condition, and other features are utilized.  We also look at homes on the market that did not sell, and properties that have accepted offers. 

The report will include the "multiple listing sheets" with all available pictures and floor plans.  Together we will analyze this report and discuss an effective listing price for your home.

Preparing Your Property for Sale

One of my special services is to help you prepare your home for sale. So often we grow accustomed to our home and fill it with our own personality. This can discourage buyers from picturing themselves living in your home.  I go from room to room and suggest simple ways that will attract more buyers and bring higher offers. Floor Plans

A professional floor plan is made of the living area of your home for the feature sheet, Multiple Listing Service sheet and internet.

Photographs

Numerous photographs are taken of the exterior and interior of your home. Buyers love to see quality pictures. That is what invites them to make the initial appointment. These photographs are used for the internet, MLS, virtual tours, feature sheets, direct mailings, and other marketing. By having your home online with a lot of pictures, a virtual tour, and a floor plan; buyers can be inside your home 24/7.

Feature Sheet

The feature sheet should include as much detailed information about your home and neighborhood as possible. Besides a description of every room and its attributes, it is nice to have a history of the property, and a plot plan (if possible). There will be information on the schools, nearby transportation and features of the area. Included will be many photographs that enhance your property. The feature sheet is displayed on some web sites, sent to Real Estate offices, emailed to Brokers and buyers, distributed to anyone who sees the home.

Seller's Disclosure

We will go over the Seller's Disclosure Form and the importance of providing full disclosure to make it clear to the buyer that the price reflects its disclosed condition. Disclosure helps reduce misunderstanding. Complete disclosure attracts more buyers by building buyer confidence and peace of mind.

Agency Disclosure

We will review the agency alternatives and representations that are available to you and to potential buyers.     Capturing Buyer's with Today's Technologies

    "60% of all buyers were born after 1964". (Inman News Feb. 2010) They are members of 'Generation X' and 'Generation Y' who are very tech savvy.

    When a buyer emails a question, or requests a showing from the MLS site or my website the email is directed to my cell phone where I am notified immediately and able to respond to the message right away.

    There are numerous applications for the iPhone and Blackberry that give buyers access to search engines where MLSPIN send their listings, and websites like this one that has the MLS database that is updated more than once a day. 

     

      

    Direct Marketing

    I utilize a variety of tools tailored to each property to attract the largest possible buyer pool. This involves a combination of advertising media. For your property this would include but not limited to:

    • E-brochures are sent to all offices and individual sales associates who traditionally service properties in the area and price range. These customized E- brochures feature a description of your property along with professional photos, a floor plan, and a link to a virtual tour. The E-brochure is sent to announce your property's arrival in the market, open house hours, and any status changes.

    • Open House Invitations with feature sheets are sent to neighbors and prospective customers. Neighbors are your best advocates.

    • When your listing is viewed on my website an email is automatically generated to that viewer.

    • Through Social Media Platforms like LinkedIn I can broadcast your listing to groups of people in the business.

    Advertising

    Your property will be advertised in the "Boston Globe". Print media has declined 41%.

    Sign

    A "For Sale" sign will be placed on the property with the owner's permission.

    Showings

    All showings instructions will be mutually determined by me and the seller. Showings will be confirmed by the seller at all times, unless otherwise instructed by the seller.

    Broker's Luncheon

    A broker's luncheon is held the first week of the listing to give the Broker's an opportunity to preview the home.  Wednesday is open house day for Brookline, while Thursday is Newton's open house day.

    Sunday Open House

    • Holding open houses on Sunday is very advantageous.

    • All parties attending the open house are asked to sign their name, address and telephone number.

    • All local agents are welcome to send or bring their customers to the open house. Buyers may sign-in with the name of the broker they are working with.

    Client Communication

    • On a weekly basis I will communicate the week's activity and apprise you of current sales and changing market conditions in the area.

    • All appointments will be followed-up with a phone call requesting feedback.

    • On a regular basis we will review.

                             Servicing The Sale

       

    Offer to Purchase

    • All Offers to Purchase will be in writing, accompanied by an escrow check and presented to you in person.

    • The buyer will have been pre-qualified, but the loan will be contingent upon a satisfactory appraisal of the property.

    • The original Market Analysis will be updated to show any changes in the marketplace that you should be aware of in determining a selling price, while negotiating the Offer to Purchase.

    • We will discuss all you options.

    • You will be able to accept, reject or counter any offer that is submitted.

    • On your behalf I will negotiate with the buyer's broker the terms of the offer, per your instructions.

    Home Inspection

    As your listing broker, I will be present during for the home inspection to answer the inspector's questions and listen to his comments. My presence allows me to communicate to you any issues that arose and recommendations that were made. Besides a home inspection there is usually a termite inspection, a radon inspection, sometimes a lead paint inspection, and others if the buyer's choose. The buyers usually have from 5 to 7 days after the offer is accepted to have their inspections. But if the inspection uncovers a problem that they want to investigate further, an inspection may extend a couple of days. Then the seller must wait at least ten days for the buyers to receive all the reports and tests, to make sure they are satisfactory to the buyer. If they are than we proceed to the Purchase and Sale. Of course there can be repairs to negotiate, if needed from the report. At this point if a repair is needed we do not want to lose a sale.

    Purchase and Sale 

    Your attorney is given a copy of the Offer to Purchase and all pertinent information they will need to prepare the purchase and Sale Agreement. I work with the attorney to help bring closure to the Purchase and Sale Agreement. The buyer will sign the agreements first. The remainder of the buyer's deposit will be placed in an escrow account. Then the agreement is brought to you for your signature.

    Managing the Transaction 

    • Work with buyer's agent, bank's underwriter, and home inspectors. I am the liaison to the attorney, handle the escrow, and pride myself on being multi-faceted in meeting any challenges that arise.

    • Schedule appointments to complete repairs that were agreed upon in the Purchase and Sale.

    • Make sure all requirements in the Purchase and Sale have been met.

    • Gather all required documents for the closing, etc. 

    Appraisal

    Once bank financing has commenced the bank will send an appraiser to determine the value of the property.  I arrange to accompany the appraiser and provide information of comparable properties that have sold in the area to substantiate the sale.

    Smoke Detectors and Carbon Monoxide Detectors

    An appointment is made for the fire department to check the smoke and carbon monoxide detectors. A smoke detector and carbon monoxide detector certificate is required by the Commonwealth of Massachusetts for every closing.  Each city and town has their own rules and regulations as to where the smoke detectors need to be placed, even if they are wired in. I urge every homeowner thinking of selling to check with their local fire department before they list their property. Many closings have been rescheduled because the alarm companies have had to relocate or replace the smoke detectors in a home. A new smoke detector cannot just be added. The old smoke detector has to be removed. Also, if you have a system wired, you cannot add a battery smoke detector. They must all be the same.

    Water Reading

    I arrange for the final water meter reading to be taken and an interim bill to be prepared by the Water Department.  The seller pays the interim bill at the closing

    Final Walk Through

    Within forty-eight hours of the closing I will accompany the buyers through the home while they make sure all conditions in the Purchase and Sale have been satisfied, and that the home is in the same condition as when they signed the Purchase and Sale. This is a condition in the Purchase and Sale Agreement.

    The Closing

    The attorneys involved arrange the closing time and place. I always attend to bring the needed paperwork I have, and to make sure everything is going smoothly. Once the deed is placed on record at the Registry of Deeds your proceeds will be released to you.

     

    Throughout the transaction I am there to provide guidance and knowledge through a complex process, support for emotional decisions, and legwork to complete the transaction.
