Tax Credit is Refundable
A refundable credit means that if you pay less than $8,000 in federal income taxes, than the government will write you a check for the difference.
For Homes Purchased in 2008
The credit operates like an interest-free loan. It must be repaid over a 15-year period in 15 equal installments beginning in 2010. If you sell your home all payments are recaptured on the sale.
For Homes Purchased in 2009
If you sell your home within the three years, the entire amount of the credit is recaptured on the sale.
