On September 11, 2009 the Board of trustees approved the amount of eight million dollars to complete the second half of the Fan Coil Riser Replacement Project. The originally projected cost was $36,500,000. With the slow economy the cost has been reduced to $23,500,000. The savings of $12,500,000 is also due to the fact that after "C" building is completed the construction company feels they can work on "A" and "D" building at the same time.
On the eve of the Jewish New Year, September 17, 2009, the owners of the Brook House condominiums received a letter officially announcing the second half of the Fan Coil Riser Replacement Assessment. Phase II of the heating replacing project payments will begin February 1, 2010 and be in 24 monthly installments. There is a 1% discount for anyone who wishes to pay before February first. For those owners planning to sell during the 24 month period, the remaining unpaid balance is to be paid in full by the unit owner before a sale can take place.
The B" Building, 33 Pond Avenue have their new heating system and the "C" building is now being worked on - lucky me. The "B" building owners see a tremendous difference with the new heaters, especially during the summer when the air-conditioning was on. I have to say that I was astonished to see the size difference.
With the new assessments out, sales at the Brook House should become more active. If anyone has any questions regarding the assessment, the construction or the Brook House do not hesitate to contact me.
