Having grown up in Newton, and living in Brookline it was only natural that twenty-five years ago I began my real estate career selling in the cities and towns that I knew and loved.

I closed on the purchase of a house in Waban yesterday and I wanted you to know that the success of that deal was almost entirely due to the tireless efforts of your broker, Nancy Comenitz.  Without her actions, the deal would not have gone through.  We met Nancy last year when she  sold our friends a house around the corner and she kept in touch until she found us what she knew we were looking for.                                                                                                                                          
Nancy personally took control of the process, provided me with the names of contractors who removed underground oil tanks and asbestos. She literally ridded herd on them to ensure that everything was done, right up to camping out in the front yard during the tank removal.  She made sure all the certificates were available at closing and was on the phone all night and all weekend when a last minute snag developed.

Even though she was technically working for the seller, she did both parties a tremendous service.  I just wanted you to know that you have a terrific woman working in that office.

 In March of 2003 we hired Nancy Comenitz to represent us in the sale of our home at 35 Mignon Road, West Newton, Ma. The sale of the house closed on July 1, 2003 at an attractive price, slightly above expectations.

During the entire intervening period, Nancy worked closely with us to insure that all of the critical considerations were addressed. She assisted us in preparing the house to be viewed, selecting and overseeing subcontractors for minor repairs and arranging for movers and cleaners. It was Nancy's experience, participation and watchful eye that relieved us of a great deal of stress and smoothed the way for an efficient closing. She was always a seller's agent when responding to the buyers.

I am writing to recognize Nancy Comenitz and formally express my appreciation for all of her  efforts on our behalf. Thanks to Nancy, my wife Susan and I could not be happier with our new home. Susan and I were discouraged by the Boston housing market. We did not think we would ever find a condo. Our realtor Nancy, however, remained confident and continued to give us encouragement. Nancy quickly assessed our requirements and began to show us properties.  We decided that the Cabot Estate Condominiums would be ideal, but there were no units on the market that met our needs. Nancy identified specific units that fulfilled our requirements, and sent letters to those unit owners. I can not thank you enough for all that you did for me. As you know when I bought my house in Needham, after renting it for several years, I thought I knew I was getting, and didn't need a realtor. I knew the house needed work. An offer was made on the first day for my asking price. I was gleeful. Then came the inspection and I found my house had structural damage.                                                                                                                                                 
I credit you with single-handedly saving the deal. If that had been all you did, it would have been enormous. But, that was not nearly all. I found my lovely quickly. Two days before closing, when I was already packed up with the movers on the way, I heard that my buyers had lost their financing, and wanted to put off the closing. I had my second heart attack. But, you then held the buyers hand and helped them get financing, so the closing could proceed on schedule.                                                                                                                                                                                                                                
When it came time to close on my home, we found out the bank had not received the appraisal. You picked up the appraisal in Braintree, drove to the Mortgage office, and waited while they e-mailed the closing package to the closing attorney. We did close that day.                                                                                                                              
I thought realtor's fee were high, but you certainly earned every penny of the fee.  I'm a single mother with more than a full time career. You didn't bother me with small problems. You told me about the big ones when you had them about solved.

You were a miracle worker.  I can't imagine ever going through a real estate transaction without your talent, expertise and dogged determination. If you need a good environmental lawyer, let me know.
