                         Longwood Towers

Built in 1925, Longwood Towers became the second largest luxury residence hotel in the world. Complete with a golf course, a ballroom that boasted a capacity of 1,000 dancers and 88 residential suites in three towers  The 6,000 square foot Great Lounge room, lined with carved English oak and filled with bronze and marble museum pieces, would always have a roaring fire in the massive stone fireplace. Heavy chandeliers dripped from the ceiling over antique armchairs and oriental carpets. Famous notables as Dr. Elliot Joslin, Babe Ruth, Wallace Pierce of S.S. Pierce, Cameron Thompson of Jordon Marsh, Eugene O'Neill and Katherine Cornell called Longwood Towers their home.

In 2005 Radco Cos. of Atlanta and Arcapita Inc., an investment bank purchased Longwood Towers for $105 million. The pair launched a $30 million dollar renovation project to combine the elegance and history with the modern amenities of today's lifestyle. The team includes interior designers Laslie Williams and Terrat-Elms Designs, architects Margolis and Fishman and Tishman Construction.

The Auction Story

At some point Radco pulled out of the deal and Arcapita "decided it could no longer fund the project as planned and entered into discussions to transition the asset to iStar Financials control".  IStar Financial took over Longwood's mortgage when it acquired a real estate loan portfolio from a subprime mortgage company that originally provided financing. The auction was a paper transaction converting the remaining units to iStars control.

With 61 units sold iStar Financial purchased the remaining 196 units for $30 million on May 12,2008. They brightened the lobby and reduced the number of units in the Chatham Tower from 73 to 53 because the public wanted larger units.
      

In the eight months since IStar purchased the property there have been 14 units sold. There were 14 units still for sale in the Belden Tower, the first tower renovated. The Chatham Tower had 9 of the 68 units sold. The Alden Tower has not had any renovations begun. As of January 2009, 78 of the complex's 249 units had been sold.

IStar hired Accelerated Marketing Partners to auction 40 units in the Chatham Tower. On April 4,2009 IStar sold all 40 units for a total of $24,595,000.
